How Much Does Interior Demolition Cost in Florida?
One national cost guide puts interior demolition cost at $2 to $10 per square foot. A Florida-published guide lands inside that span, at $2 to $8 per square foot. The national guide puts most jobs at $1,000 to $5,000, with a national average of $2,500.
These are market numbers, not our price list. The tear-out is the demolition contractor’s part of a remodel or a flood dry-out. We price interior demolition after we see the space, and the estimate is free.
What does interior demolition cost per square foot?
Most interior demolition is priced by the square foot or by the room. The material coming out sets the rate. Carpet and drywall sit at the low end, and tile on a concrete slab costs more.
| Interior demolition job | Published market range | Source |
|---|---|---|
| Interior demolition, overall | $2 to $10 per sq ft | National guide |
| Interior demolition in Florida | $2 to $8 per sq ft | Florida-published guide |
| Whole-house gut to the studs, 1,500 sq ft | $5,000 to $15,000 | Florida-published guide |
| Condo interior gut-out | $4,000 to $12,000 | Florida-published guide |
| Kitchen tear-out | $500 to $5,000 | Both guides |
| Bathroom tear-out | $550 to $3,500 | Both guides |
| Drywall removal | $0.30 to $3.50 per sq ft | Both guides |
| Tile removal | $2 to $5 per sq ft | Both guides |
| Carpet and pad removal | $0.75 to $1.50 per sq ft | Florida-published guide |
| Commercial interior gut-out | $2 to $6 per sq ft | Florida-published guide |
The “both guides” rows show the span between the two. The national guide prices a kitchen at $500 to $3,000 and a bathroom at $550 to $1,500. The Florida-published guide runs higher, at $2,500 to $5,000 for a kitchen and $1,500 to $3,500 for a bathroom.
The drywall row is wide for a reason. The national guide prices the tear-out alone at $0.30 to $0.45 per square foot. The Florida-published guide puts it at $1.50 to $3.50 with hauling included, and higher if the walls are plaster.
Take a 1,500 square foot house. At the national $2 to $10 rate, our own math puts it at $3,000 to $15,000. The national guide says a complete interior demolition there could cost $20,000 on the high end. A job that strips a few rooms and leaves the rest is selective demolition, and the scope sets the price.
Commercial interior demolition cost follows the same per square foot logic. The Florida-published guide puts a commercial tenant gut-out at $3,000 to $20,000 or more for the whole job.
What moves the price on a Tampa Bay job?
Labor is the first piece. The national guide puts labor alone for 500 square feet of residential interior demolition at $700 to $3,500. The Florida-published guide names scope, materials and accessibility as the things that move the rate.
Access is next. A ground-floor room near the driveway loads out faster than an upstairs unit. Material on an upper floor comes down by hand before it reaches the truck.
Older buildings add an asbestos survey. That survey is done by a licensed inspector before any tear-out starts. Florida’s environmental agency says the federal asbestos rule calls for a thorough inspection before demolition or renovation. Its FAQ also says that rule leaves out isolated homes with four or fewer dwelling units. Confirm with your permit office what your project needs.
A Florida-published guide says homes built before 1980 have a real chance of asbestos. It names floor tiles, popcorn ceilings, pipe insulation and mastic adhesive. That covers a lot of Tampa Bay. In Clearwater, the median home was built in 1978, and more than half were built before 1980, by Census counts.
The same guide puts asbestos testing at $25 to $75 per sample. It says abatement can add $1,500 to $5,000 or more. Licensed asbestos professionals handle any abatement before we start, and we schedule the tear-out around it.
The last piece is the haul. The Florida-published guide puts debris hauling and disposal at $0.50 to $1.50 per square foot. It says that varies by weight and county landfill fees. On our jobs the debris leaves in dump trucks and trailers, the same haul as our construction debris removal work.
How do flood cuts and wet drywall change the job?
After a storm like Helene or Milton, a flood gut-out is interior demolition with a clock running. Wet drywall, insulation, flooring and cabinets come out so the framing can dry. The City of Clearwater’s own storm checklist tells owners to remove water-damaged drywall to open walls and limit mold.
The permit side differs from city to city, even inside Pinellas County. Clearwater requires an after-the-fact permit when demolition is already done, including the removal of wet drywall. St. Petersburg lists the removal of storm-damaged drywall, insulation, flooring and cabinets as work that needs no permit. It still requires a building permit before those items are repaired or replaced.
Flood work is priced like any other tear-out. The square footage, the materials and the haul set the number.
Do you need a permit for interior demolition in Florida?
It depends on the city or county and on the scope of the work. The two Pinellas cities above show how far apart the answers can be. Before work starts, check with the permit office that covers your address.
In Hillsborough County, our Hillsborough County demolition permit guide covers who issues demolition permits and what they ask for. Ask about the asbestos paperwork in the same call.
What is not part of an interior demolition job?
The remodel is a separate job. New cabinets, tile and drywall go in after the tear-out, and that work belongs to your remodeler or builder. The tear-out is the demolition contractor’s part.
Asbestos abatement is separate too. Licensed asbestos professionals do that work, and our tear-out follows it.
When the whole building has to come down, that is house demolition instead. Our house demolition cost guide covers the published ranges for a full teardown.
How do you get a real number for your space?
A published range is a planning tool. The real number comes from the space itself: its size, the materials, the floor it sits on and the haul.
