Demolition, Land Clearing and Hauling for Bradenton Property Owners

On September 26, 2024, Hurricane Helene pushed water to 6.04 feet above normal high tide at Port Manatee. That beat the site's old record of 3.69 feet, set during Hurricane Idalia in 2023. Less than two weeks later, Hurricane Milton gusted to 102 mph at Sarasota-Bradenton International Airport. Many owners now need a demolition contractor in Bradenton for homes and buildings that are past saving.

Global Construction and Home Repair is a demolition contractor based in Valrico, about 37 miles northeast of Bradenton. We work in Bradenton and take down whole houses, garages, additions and commercial buildings, then haul the debris away. Along with house demolition, we handle land clearing, site prep, concrete removal and storm debris. Call or text (813) 239-4231 for a free estimate.

Bradenton Demolition Permits: City Limits or Manatee County

A Bradenton mailing address does not always mean the city. The city's land sits in four ZIP code areas: 34205, 34208, 34209 and 34210. Addresses in 34203, 34207, 34211 and 34212 sit outside city limits, in unincorporated Manatee County. Those permits come from Manatee County Development Services in Lakewood Ranch.

Inside city limits, demolition permits go through the City of Bradenton Building Department. Both the city and the county ask for a site plan or survey and an erosion form. The city's submittal adds a demolition affidavit and an asbestos notification form. The affidavit lists utilities to notify, such as Florida Power and Light, TECO Peoples Gas and the city water department.

The Bradenton Fire Department inspects first, checking that utilities and any hazardous materials are out. It has ten business days to pass the inspection or report problems. Residential and commercial demolition permits also get a flood zone check. After the teardown, the city's building inspector checks debris removal, broken sidewalks, damaged trees and harm to nearby buildings.

Older Bradenton Homes and the City's 50 Percent Rule

Bradenton had 55,698 people in the 2020 Census. Census estimates put the median home's build year at 1983, and about 4 in 10 homes went up before 1980. Roughly 5,200 homes date from the 1950s and 1960s. Block and frame houses come down differently, so we plan each teardown around how the house was built.

The city publishes its own guidance on the FEMA 50 percent rule. It says that, with exceptions, most pre-1975 structures in its high-risk flood zones sit below the required floor elevation. For those buildings, improvements past 50 percent of their market value require raising them to current FEMA and code standards. Only the building counts, not pools, accessory structures or landscaping.

One accepted market value is the property appraiser's improvement value plus 20 percent. The city's application lists demolition and debris disposal among the costs counted toward that 50 percent. Separate permits for one improvement, which the city calls phasing, are added together. The city gives free flood zone determinations, and its office has the final word for your address.

Storm-Damaged Mobile Homes and Unwanted Pools in Bradenton

Helene's peak water along coastal Manatee County generally ran 4 to 7 feet above normal high tide. Milton made landfall near Siesta Key in Sarasota County, and one spot near Bradenton got 13.05 inches of rain. For both storms, Manatee County evacuations covered mobile and manufactured homes.

Our mobile home demolition work takes storm-damaged units apart and hauls them off private lots and out of parks. Inside the city, the permit sheet says park models do not require a demolition permit. A mobile home may be a different case, so check with the city or county first.

In the city, pool demolition permits need no plans review and issue over the counter once applications are complete. With pool removal, we break up the shell, fill the hole and compact the fill. Old driveways, patios, walkways and pool decks come out with concrete removal.

Commercial Demolition and Redevelopment in Bradenton

Even Bradenton's former city hall came down. The city built it on 15th Street West, beside Wares Creek, in January 1970. A development group bought the property in 2004, and the building was demolished that December.

DeSoto Square Mall, at US 301 and Cortez Road, was built in 1973 and closed on April 30, 2021. It was first going to be called Bradenton Mall. City officials objected because the site sat outside city limits. In August 2024, a developer announced an apartment community on 7.5 acres of the old mall site.

We handle commercial demolition of block and frame buildings, retail and restaurant spaces and small warehouses. Inside the city, a commercial demolition permit is routed through flood, building, zoning, fire and public works reviewers. Our guide to what commercial demolition costs in Florida covers market prices. After the building comes down, our debris removal trucks haul the rubble away.

Communities and areas we serve around Bradenton: Downtown Bradenton, Bradenton Riverwalk, Village of the Arts, Old Main Street, Washington Park, Manatee Avenue, Cortez Road, West Bradenton, South Bradenton, Bayshore Gardens, Palma Sola, Cortez.

Bradenton ZIP codes served: 34205, 34208, 34209, 34210.

Global Construction did an outstanding job demolishing the original single-story, ground-floor portion of our home after it was flooded by Hurricane Helene. This was a highly complex project that several other companies declined because the original house had to be carefully separated from the remaining garage and ADU above, while also preserving the existing pool. Their team handled the demolition with skill, professionalism, and great attention to detail. They took on a difficult project, completed the work safely and efficiently, and delivered phenomenal results at a very fair price. We are extremely grateful to Global Construction and would highly recommend them to anyone needing an experienced and dependable demolition contractor.

We needed help demoing affected homes from the hurricanes in late 2024 to dry them out and thankfully we were connected to Mike and his son and their crew. They were great to work with, they were punctual, they were respectful and we all around a great experience working with them.

Bradenton FAQ

Questions From Bradenton Property Owners

A few of the questions we hear most around Bradenton. If yours is not here, call or text and ask.

Call (813) 239-4231

Do you work in Bradenton?
Yes, Bradenton is about 37 miles southwest of our base in Valrico, inside the roughly 50-mile area we cover. We work in the city and the county areas around it, including West Bradenton, Palma Sola and Bayshore Gardens. Nearby Palmetto, Ellenton and Parrish are in our area too. Call or text (813) 239-4231 and we will come look at the job.
Is my Bradenton address inside city limits?
Not always: the city's land falls in ZIP codes 34205, 34208, 34209 and 34210. Addresses in 34203, 34207, 34211 and 34212 are outside city limits. So is Bayshore Gardens, home to the State College of Florida's Bradenton campus. To be sure, ask the City of Bradenton Building Department or Manatee County Development Services about your parcel.
What drives the price of a demolition in Bradenton?
Size and build type come first, since a block house on a slab prices differently than a frame house. A pool, the driveway, asbestos survey results and the amount of flood-soaked debris each move the number. Inside the city, the final inspection checks sidewalks, trees, utility repairs and nearby buildings, so access and protection matter. Estimates are free, so call or text (813) 239-4231.
My Bradenton home flooded in Helene or Milton. Does it have to come down?
Not always, since selective demolition is often enough: wet drywall, flooring and cabinets come out so the frame can dry. If repairs pass the city's 50 percent line, a building below the required floor elevation must be raised. Some owners facing that choose a teardown instead. Have us look at the structure, and ask the city or county how the rule applies to your address.
What happens before demolition day in Bradenton?
Inside the city, the demolition affidavit asks for utility notices and a Sunshine State One Call locate ticket number. An asbestos survey comes first, and we schedule our work around it. Where the office lets the contractor apply, we pull the demolition permit as part of the job. Take out anything you want to keep before work starts.
