An Auburndale mailing address can sit outside city limits. ZIP code 33823 holds about 80 percent of the city's land. Yet only about a third of the land in 33823 is inside the city. Nearly all the rest is unincorporated Polk County, including part of Fussels Corner.
Inside city limits, permits go through the city's Construction Services office on East Park Street. It takes permits through an online Building, Permitting and Licensing Platform. Its quick links include an Owner's Affidavit form. Its posted report counts 1,599 building permits issued or approved and 6,777 inspections and reinspections conducted.
The city's FAQ says construction or demolition of any building, regardless of size, needs a permit. It says approval may take up to one week, depending on how many applications are in. In unincorporated Polk County, start with the Polk County Building Division, which uses the same rule. Its FAQ sends permit questions to a plans examiner at its Bartow office.
Auburndale was founded in 1880 and first named Sanatoria, after a hotel there. The town took the name Auburndale when the railroad arrived in the 1880s. Census estimates put the median home's build year at 1990, yet about 1,100 homes date from the 1950s. When a house that old comes down, the slab and the driveway often come out with it.
The city's hurricane page tells people in mobile and manufactured homes to plan to leave before a storm. A unit that a storm leaves past repair still has to come off the lot. Our mobile home demolition work takes old and storm-damaged units apart and hauls them away. That covers units on private lots and in mobile home parks.
Hurricane Milton hit Polk County on October 9, 2024. The National Weather Service measured a gust of 87 mph at Winter Haven Gilbert Airport. Rain in western Polk County generally ran 10 to 15 inches, and 20 shelters opened in the county. Lakeland Linder International Airport set a one-day rainfall record of 8.93 inches, in records back to 1948.
A flooded or wind-damaged house does not always have to come down whole. With selective demolition, we take out wet drywall, flooring, cabinets and tile, or remove a damaged addition. The rest of the structure stays standing.
Water covers about a third of Auburndale's area. The 2020 Census counts 13.6 square miles of land and 7.0 square miles of water inside the city. The city also runs Lake Ariana Park, which rents out halls and suites for events.
Lakefront lots change how a teardown runs. Both permit offices list docks, piers, sea walls and bulkheads among work that needs a permit. So an old dock or sea wall coming out with a house is a permit question too. Before a rebuild near the water, ask the office whether the parcel sits in a flood zone.
On a lakefront lot, we stage the work so debris and loose dirt stay out of the water. Polk County's building FAQ lists pool and spa demolitions that involve structural elements among work that needs a permit. With pool removal, we break up the pool shell, then fill and compact the hole. Old pool decks, patios, driveways and slabs come out with concrete removal.
Auburndale is growing. The city had 15,616 people in the 2020 Census, and Census estimates put it at 21,369 by 2025. About 1 in 5 of its homes were built in 2010 or later. New homes need cleared lots and solid building pads.
We clear brush and trees, take down old structures, then handle site prep: dirt work, grading, fill and building pads. The city sits in the Central Florida Highlands, on flat land broken by gently rolling hills. We call Sunshine 811 at least 2 full business days before we dig or demolish. Our guide to what a building pad costs in Florida covers fill and pad height.
Interstate 4 runs just north of town, and the Polk Parkway gives quick access to it. US 92 runs west to Lakeland and east to Lake Alfred, and Havendale Boulevard runs to Winter Haven. When a commercial building near these roads is past use, commercial demolition takes it down. Our trucks then handle the debris removal so the site is ready for its next use.

Global Construction did an outstanding job demolishing the original single-story, ground-floor portion of our home after it was flooded by Hurricane Helene. This was a highly complex project that several other companies declined because the original house had to be carefully separated from the remaining garage and ADU above, while also preserving the existing pool. Their team handled the demolition with skill, professionalism, and great attention to detail. They took on a difficult project, completed the work safely and efficiently, and delivered phenomenal results at a very fair price. We are extremely grateful to Global Construction and would highly recommend them to anyone needing an experienced and dependable demolition contractor.
We needed help demoing affected homes from the hurricanes in late 2024 to dry them out and thankfully we were connected to Mike and his son and their crew. They were great to work with, they were punctual, they were respectful and we all around a great experience working with them.
