Apollo Beach sits on Tampa Bay at the south end of Hillsborough County. About 55 miles of canals run through the community, and houses line most of them. Hurricane Helene pushed a record surge into that shoreline in late September 2024. Peak water levels along coastal Hillsborough County ran 5 to 8 feet above normal high tide.

Crews dredged the canal system here starting in the 1950s. The houses that went up on those banks sit low and close to the water. Census figures count about 1,400 Apollo Beach homes built before 1980. Those older ground floor homes take water first.
One Apollo Beach resident told a public radio station her house took about four feet of water during Helene. A flooded house does not always have to come down. Sometimes the fix is gutting the wet floor back to the studs so the framing can dry. We have removed a flooded ground floor and left the living space above it and the pool in place.
Homes in a flood hazard area also face the county substantial damage review, often called the 50 percent rule. Hillsborough County calls a building substantially damaged when repair costs reach half its market value before the damage. A substantially damaged house then has to meet current flood rules, so many owners take it down and rebuild higher. Ask county floodplain staff how the rule reads for your address.
On a canal lot, the land is often worth more than the small house sitting on it. Owners and builders buy those lots, take the old house down, and build the new one higher. We take the structure, the slab and the driveway, then haul it all away. What is left is a clean, graded lot.
Filling in an old pool means breaking up the shell and punching drainage holes. Clean fill goes in after that, then gets compacted. Pool decks and screen cages come out with the shell. Some owners fill the pool in while they rebuild the house, so the yard is usable again.
Census figures count about 400 mobile homes in Apollo Beach. Some sit on private lots and some sit in parks. We demolish them, haul the metal and debris off, and leave a flat pad for what comes next. Old sheds, barns, carports and decks go the same way.
Apollo Beach is unincorporated, so it has no city permit desk of its own. Demolition permits for property here go through Hillsborough County Development Services. The county takes those applications through its HillsGovHub portal. The county permit line is (813) 272-5600.
The county asks for a site plan drawn to scale showing the parcel and the structure coming down. It also wants written sign offs from the utilities: county public utilities, Tampa Electric, gas and phone. A recorded notice of commencement under Florida Statute 713.13 comes before the first inspection. Requirements change, so confirm the current list with the county permit office.
Asbestos comes before the machines. Hillsborough County asks for the Environmental Protection Commission asbestos form with commercial demolition applications. A licensed inspector does the survey itself, and we schedule our work around it. Sunshine 811 gets called before we dig, and state law gives that notice two full business days.
US-41 runs through the middle of Apollo Beach, and Interstate 75 runs along the east side. Retail space, restaurants and small warehouses on those roads change hands. We take down commercial buildings in block and frame, plus additions and outbuildings. Site clearing for the next project is part of the same job.
Property owners and managers also call us to clear a space out. We pull leftover contents, shelving, fixtures and trash from retail units, offices and storage areas. Interior demolition back to the studs often runs with that same work. Everything leaves in our trucks and trailers.
