Zephyrhills is built on manufactured housing. Census figures put mobile homes at 28.8 percent of housing units inside the city. In the unincorporated areas around town the share runs from 70 to 84 percent. Many were set in the 1970s and 1980s, and the worn ones have to come off the lot.

Zephyrhills grew as a retirement town, and the parks around it show it. About 33 percent of city residents are 65 or older by census count. In Zephyrhills West it passes half, and mobile homes make up 79 percent of the housing. Betmar Acres alone holds close to 1,600 manufactured homes on resident owned lots, and it dates to 1966.
An old mobile home stops being worth fixing once the frame, floor or roof gives out. The park or the lot owner needs it gone so the next home can be set. We take the unit apart, load it out and haul it off. The metal goes to a recycler and the rest goes to a disposal site.
Paperwork comes with these jobs. A demolition permit goes in first and the utilities get shut off. The county and the state title office have paperwork for a retired mobile home. Attached carports, sheds, decks and Florida rooms come out with the unit, and the pad is left clear.
Hurricane Milton crossed the state as a category 3 on October 9, 2024. The National Weather Service counted 12 tornadoes across the Tampa Bay area. Its rainfall list put the Dade City gauge, just north of Zephyrhills, at 14.94 inches.
Pasco County called the flooding that followed historic. It ran from Elfers on the coast east to Zephyrhills, and crews rescued 150 people. In Silver Oaks the golf course went under and water stood around houses. On some Zephyrhills blocks that water was still sitting five months later.
Water damage does not dry out on its own, and a flooded house does not have to come down whole. We can take out just the soaked section and leave the rest standing. Manufactured homes soak up water differently, since it gets under the floor and into the framing.
A home in a mapped flood zone faces one more rule. Repair costs past a set share of the building value can trigger more than a repair. Ask the City of Zephyrhills or Pasco County about your path before the work starts.
Which office handles your permit depends on the address. Inside city limits, the City of Zephyrhills Building Department issues it. The city's published fee sheet lists a demolition permit at $100. Its building office takes questions at 813-780-0020, and fees change, so confirm the current one.
Outside city limits, Pasco County Building Construction Services covers unincorporated Pasco. That takes in the Zephyrhills North, South and West areas plus Crystal Springs and Pasadena Hills. Its customer service line is 727-847-8126. Check which office covers your parcel before anything gets filed.
Florida requires an asbestos survey by a licensed inspector before most demolitions. That survey is done by an asbestos professional and we schedule our work around it. Power, water and gas come off before we start. We call Sunshine 811 before we dig.
The city is filling in. The 2020 census counted 17,194 people in Zephyrhills, and the city now puts the number above 22,000. New neighborhoods like Abbott Square are going up on ground that was pasture and grove. The city is also building out an industrial corridor.
That growth leaves overgrown parcels holding barns, pole buildings, old slabs and retired trailers. We clear the lot, take the structures down and haul the debris off. Then we grade it and prep the pad so a builder can start on solid ground.
Commercial work follows Gall Boulevard, which is US 301 through town. Older block buildings sit along it, along Fort King Road, and around the historic downtown.
