The Alafia River runs through Lithia, and October 2024 showed what that means. The gauge on Lithia Pinecrest Road went past 23 feet on Friday, October 11. That was the highest reading at Lithia since 1933. Water that deep leaves an owner deciding whether a house dries out or comes down.

Hurricane Milton dropped 10 to 18 inches of rain around the Tampa area in October 2024. Helene had pushed surge into the bay shoreline two weeks earlier, west of here. The Alafia came up about 15 feet in two days and crossed major flood stage. Deputies ran high water rescues along the river for two days.
A flooded house does not always have to come down. Hillsborough County applies a substantial damage rule to buildings in flood zones. When repairs cost half the building's market value or more, current floodplain rules apply. Ask county floodplain staff how that reads for your address.
Wet drywall, flooring, cabinets and trim can come out so the framing dries. We can also take out only the flooded part of a structure and leave the rest standing. One flood job separated a ground floor from the garage and living space above it. The pool stayed in place.
Most of the housing here is young. The Fish Hawk census place counted 1,991 people in 2000 and 24,625 in 2020. FishHawk Trails and FishHawk Ranch went up on old ranch land in the 1990s. Starling came between 2007 and 2014, and FishHawk Ranch West and Hawkstone followed off Boyette Road.
Newer homes rarely need a teardown. What they need is an old pool filled in, a screen enclosure pulled, or a shed removed. The older side of Lithia looks different. Homes, barns, sheds and mobile homes sit on acreage along County Road 39 and out toward Keysville.
Those are the buildings that come down. Some have sat on that land a long time, and owners replace them rather than repair them. We handle a full house teardown, the slab under it and the outbuildings around it. Mobile homes on private acreage come down the same way, and the metal gets recycled.
Lithia was ranch and farm country before it was anything else. Settlers put a ford across the Alafia here in 1848, and cattle ran the land for decades. Strawberry, blueberry and citrus growers still work the ground east and south of town. Phosphate mining shaped a good share of the rest.
Plenty of that land sits in parcels zoned for agriculture and homes. A lot that goes unused for a few seasons fills in with palmettos, brush, vines and Brazilian pepper. We clear it, grub the roots and haul the load off. Trees the owner wants to keep stay where they are.
Hillsborough County protects some trees by size, so a tree removal permit can apply on a clearing job. Confirm that with the county before anything comes down. Once the lot is clear, grading and building pad prep is the next step. Old slabs, driveways and foundations come out at the same time.
Lithia is unincorporated, so there is no city permit desk for it. Demolition permits for Lithia property go through Hillsborough County Development Services. Applications are filed on the county's HillsGovHub portal. Plant City and Tampa run their own offices, but neither one covers Lithia.
The county asks for a digital site plan drawn to scale showing the whole parcel and the structure. It also wants a recorded notice of commencement under Florida Statute 713.13 before the first inspection. Utilities have to be disconnected and signed off, including county water and wastewater and Tampa Electric. Requirements change, so confirm the current list with the county permit office.
Asbestos comes before the machines. Hillsborough County asks for the Environmental Protection Commission asbestos project information form with a commercial demolition permit application. A licensed inspector does the survey, and the state wants notice before a covered project starts. We schedule around the survey and that notice, and we call Sunshine 811 before we dig.
