Riverview sits along the Alafia River in south Hillsborough County. Hurricane Milton pushed the river past 23 feet at Lithia in October 2024. That was its highest reading there since 1933. Water got into homes that had never taken any, and some of those houses came down.

The 2024 storm season hit south Hillsborough County twice. Hurricane Helene pushed surge into the bay shoreline west of Riverview in late September. About two weeks later Milton dropped heavy rain inland, and the Alafia came up over its banks. County crews ran hundreds of water rescues.
A flooded house does not always have to come down. Sometimes the fix is a gut out to the studs so the framing can dry. Other times the damage runs deeper and a teardown is the cheaper road. Homes in a FEMA flood zone also face the substantial damage rule, often called the 50 percent rule. Ask the Hillsborough County floodplain staff how it applies to your address.
We do both kinds of work. We can take out only the flooded part of a house and leave the rest standing. We have separated a flooded ground floor from the garage and living space above it. The pool stayed in place. When the whole structure has to go, we take it all and haul it away.
Riverview has grown faster than most of the county. The 2020 census counted 107,396 people here, up from 71,050 in 2010. Census figures now put the area near 43,700 housing units. About three quarters of them were built in 2000 or later.
The older pockets are easy to find. Riverview was founded in 1885 on the north shore of the Alafia River. Homes near the water and along US-301 go back decades. Those are the lots where a full house teardown makes sense, because the land is worth more than the building. Builders and investors buy them, and the old house goes first.
Mobile homes are a real part of the picture here too. Census figures count close to 3,900 mobile homes among Riverview housing units. Some sit in parks and others sit alone on private acreage. We demolish them, haul the metal and debris off, and leave a flat pad for whatever comes next. Old inground pools get the same treatment when a buyer does not want one.
Riverview is unincorporated, so it has no city permit desk of its own. Demolition permits for Riverview property go through Hillsborough County Development Services. The county takes those applications through its HillsGovHub portal.
The county asks for a site plan drawn to scale showing the parcel and the structure coming down. It also wants written sign off that the utilities are disconnected. That means Hillsborough County Public Utilities, Tampa Electric, and the gas and phone providers. A recorded notice of commencement under Florida Statute 713.13 comes before the first inspection. Requirements change, so confirm the current list with the county permit office.
Asbestos comes before the machines. Hillsborough County asks for the Environmental Protection Commission asbestos project information form with the demolition permit application. A licensed inspector does the survey itself. We schedule our work around that survey and the EPC notice period. Sunshine 811 gets called before we dig.
Riverview commercial strips run along US-301, Big Bend Road and Boyette Road. Retail spaces turn over, restaurants close, and older buildings end up in the way of the next project. We take down commercial buildings in block and frame, plus additions, outbuildings and small warehouses.
Property owners and managers also call us to clear a space out before a re-fit. We pull leftover contents, shelving, fixtures and trash out of retail units, offices and storage areas, then haul it away. Interior demolition to the studs often goes with that same job.
Land is the other half of the work here. Growth keeps pushing south and east toward Balm Riverview Road, Rhodine Road and Triple Creek. Plenty of lots there still sit under brush, palmettos and Brazilian pepper. We clear the lot, grub the roots and grade the ground so it is ready to build. Old slabs, driveways and pool shells come out the same way.
