Dirt Work, Grading and Building Pad Prep

Grading is where most site prep starts. We cut the high spots, fill the low ones, and slope the ground away from the building spot. On a build lot, that means a pad set at the height the plans call for.

Fill dirt goes in when a lot sits too low or a hole needs to come up to grade. We spread it in layers and compact as we go, so the ground holds. Soft muck, roots and old fill come out first, because that material keeps settling under a new slab.

Tampa Bay ground is mostly sand, and the water table sits close to the surface in many spots. Sand moves fast in heavy rain, and a deep hole can hit water sooner than people expect. We plan the cuts around that before the machine starts digging.

Site Preparation After a Demolition or Land Clearing Job

Most of our excavation work starts as the last step of another job. The structure comes down, the debris gets loaded out, and then the ground needs attention. Concrete slabs, footings and old driveways come out with the excavator.

Pool holes work the same way. When an old pool comes out, the hole gets backfilled with clean fill and compacted so the yard holds up. Old footings, buried block and broken concrete turn up on these lots too.

Once the ground is clean, we grade the lot and leave it ready for the next step. Spoil dirt and concrete leave in dump trucks, and hauling the debris off is part of the job. The builder gets a graded pad to start from.

We contact Sunshine 811 before we dig. It is Florida's free call-before-you-dig service, and the utility companies come mark their lines on the ground. The marks show where power, gas, water and cable run, so the excavator stays clear of them.

Permits depend on the work and the address. In unincorporated Hillsborough County, clearing, grading, filling and digging can fall under a land alteration permit through Natural Resources. Hauling off more than 10,000 cubic yards of material calls for a county land excavation permit. Tampa, Temple Terrace and Plant City run their own offices, so we check with the one that covers your address.

What does site prep include?
Site prep is the dirt work between a bare lot and a build. We clear what is left, pull out old concrete, add fill where the lot is low, and grade it. The result is a lot that drains and a pad at the right height.
Can you grade the lot after you tear down a house?
Yes, and that is how most of our excavation jobs start. After a house teardown, the slab and footings come out and the hole gets filled. Then we grade the lot flat and leave it clean.
Do you bring in fill dirt?
Yes. We haul fill dirt in for low lots, old pool holes and building pads. It goes down in layers and gets compacted as it goes. How much a lot needs depends on how low it sits and what the plans call for.
Do I need a permit to grade or fill my lot in Hillsborough County?
Often yes. The county treats clearing, grading, filling and digging as land alteration, and that carries its own permit through Natural Resources. Rules differ inside Tampa, Temple Terrace and Plant City. We confirm with the permit office that covers your address before work starts.
